Layout problems we solve in Lake Zurich kitchens

Good kitchen design in Lake Zurich starts with a tape measure and a list of what annoys you every day. We draw the layout, place the appliances, plan storage and lighting, and show you 3D views before a single cabinet is ordered.

A 1980s layout with a peninsula and soffits

Typical 1980s plans close the kitchen with a peninsula and upper cabinets hanging over it. Redrawing that one element often changes the whole room.

Doorways and traffic through the kitchen

When the back door, the basement stairs and the dining room all open into the cook's path, everyone walks through the busiest spot. We shift the work zone out of that route.

Narrow galley kitchen

Narrow kitchens fail when appliances face each other and doors collide. We stagger them and pick drawer storage so two people can still pass.

No room for an island

We check the floor space first. A smaller island, a peninsula or a table at counter height can give the same seating and prep space without the squeeze.

Appliances chosen too late

A range or refrigerator picked after the cabinets are ordered often won't fit. We build the plan around the model numbers you choose, with the right openings, power, gas and venting.

The work triangle doesn't work

If you walk across the room every time you go from the fridge to the stove, the triangle is too stretched. We pull the sink, range and refrigerator into a tighter route without crowding them.

A layout that no longer fits how you live

Families change and kitchens usually don't. We ask who cooks, who sits, where mail and backpacks land, and design zones for each.

Aisles that are too tight or too wide

An island crammed into a room that can't take it is worse than no island. We measure the clearances first and size the island, or a peninsula, to fit.

What the project covers

  • Site measurementA full measure of the room, plus where the drain, gas line, duct and panel sit.
  • Appliance planAppliance sizes, clearances, hood venting and hookups confirmed against the models you pick.
  • Cabinet and storage layoutEvery cabinet, drawer, pull-out and pantry section drawn and assigned to a job.
  • Lighting and electrical planRecessed lights, pendants, under-cabinet lighting, switches and outlets placed on the drawings.
  • Material selectionsSamples of cabinets, counters and tile reviewed together in your own light.
  • Drawings for permit and constructionConstruction drawings with dimensions, and permit drawings when walls, plumbing or wiring change.
  • Written, itemized estimateA line-item estimate tied to the final drawings, so you see where the money goes.

Choices you'll make

L-shaped layout with an islandThe most common plan in suburban homes: two walls of cabinets and an island for prep and seating.
Two-tone and wood accentsA painted perimeter with a wood or darker island adds depth without busy finishes.
Galley layoutParallel counters with a center aisle; compact and quick to work in when planned right.
Peninsula instead of an islandA counter attached to one run, giving seating and prep space where a full island won't fit.
U-shaped layoutCabinets on three sides, a good choice for a closed kitchen where one cook does most of the work.

Before and after: a two-story colonial from the 1990s in Lake Zurich

A two-story colonial from the 1990s in Lake Zurich, a typical kitchen for Lake Zurich. What we started with: honey-oak cathedral raised-panel cabinets with worn finish near the handles, brass knobs, almond laminate with a backsplash lip and almond appliances. The reason for the call: a cramped layout and storage that didn't work. After: a new layout with an island, cabinets in white uppers and dusty blue lowers, warm walnut butcher block counters and recessed lights and under-cabinet LED strips. Work included site measurement, material selections, plus drawings for permit and construction.

Palatine kitchen, 1980s two-story: kitchen design & layout planning

This one is a 1980s two-story in Palatine. Before: white thermofoil cabinets peeling at the edges, oak trim, white ceramic tile with dark stained grout lines and white appliances. The main complaint was cabinets and a layout that no longer fit how they cook. The result: a new layout with an island, cabinets in terracotta, charcoal concrete-look quartz counters and a flush drum fixture and under-cabinet lights. On site this meant site measurement, appliance plan, plus lighting and electrical plan.

The site: a 1990s two-story colonial near Didier Farms. What we started with: golden-oak cabinets with oak soffits above, white Corian-style solid surface with a yellowed seam and black appliances. What bothered the owners most: a cramped layout with nowhere to prep. The result: a new layout with an island, cabinets in light warm taupe, warm walnut butcher block counters and recessed lights and under-cabinet LED strips. The job covered cabinet and storage layout, lighting and electrical plan, plus material selections.

Kitchen Design & Layout Planning questions from Lake Zurich homeowners

Can I just use a free kitchen design app?
Use one to play with layouts, then let us confirm it. Most app layouts need changes once clearances and hookups are measured.
Do I choose appliances before the cabinets?
Yes. Appliance sizes and hookups decide the cabinet openings, so we settle the model list early in the design.
Can you design around my existing plumbing?
Often, yes. We show you a plan that keeps the plumbing in place and, if it helps, one that moves it, so you can weigh both.
Which layout suits my kitchen: galley, L, U or island?
Long and narrow rooms often suit a galley, wider rooms an L with an island, closed rooms a U. We test each against your measurements.
How much does kitchen design cost?
It depends on the size of the kitchen and how much changes: a same-layout refresh needs less design time than moving walls and plumbing. We give a written, itemized estimate after the visit.
What kind of Lake Zurich homes do you work in?
In Lake Zurich we see Housing development began in the 1950s. Each comes with its own walls, wiring and plumbing, and we plan the job around them.
Lake Zurich contractor registration: do kitchen contractors need it?
All contractors and subcontractors must register with the Village before work: form, $120 annual fee (Illinois-licensed plumbers exempt), signed $10,000 surety bond. Village pages show differing fee amounts ($110/$120/$125). We take care of that before work starts.
Does kitchen design need a Lake Zurich building permit, and who files it?
Permits go through Building and Zoning Division (Community Services Department), phone 847-540-1696. When your scope needs one, we prepare the application and schedule the inspections.
Do I need a permit for kitchen design in Lake Zurich?
It depends on the scope. Lake Zurich's rule in short: Permit required for remodeling (kitchen, bath, basement). We handle the permit when one is needed with Building and Zoning Division (Community Services Department).
Do you work in my part of Lake Zurich?
Yes. Our crews work across Lake Zurich — ZIP 60047 — and nearby Palatine, Buffalo Grove, Arlington Heights.
