Layout problems we solve in Carol Stream kitchens

We plan kitchens for Carol Stream homeowners who want the room to work better, not just look newer. You get measured drawings, an appliance plan, a cabinet layout and 3D views, and because we also build kitchens, the plan is one we know can be built.

A 1980s layout with a peninsula and soffits

Soffits, a small peninsula and a desk nook are common in 1980s kitchens. We plan around any ducts in the soffits and reuse the nook as pantry or coffee storage.

Condo kitchen with fixed plumbing

Condo kitchens have more constraints but the same goals. We confirm the riser and vent locations and plan the cabinets and appliances around them.

Sink and range on the same wall

A one-wall layout often works better once a parallel island is added for prep or cleanup. We check whether the room can hold it with comfortable aisles.

The work triangle doesn't work

If you walk across the room every time you go from the fridge to the stove, the triangle is too stretched. We pull the sink, range and refrigerator into a tighter route without crowding them.

You can't picture the finished room

Floor plans are hard to read. We show you 3D views from where you will actually stand, so you can see sight lines, island size and cabinet heights before ordering.

Doorways and traffic through the kitchen

When the back door, the basement stairs and the dining room all open into the cook's path, everyone walks through the busiest spot. We shift the work zone out of that route.

Lighting and outlets planned as an afterthought

We plan where light falls and where cords plug in at the same time as the cabinets, so nothing gets squeezed in later.

Narrow galley kitchen

A galley can be very efficient if it is planned well: the sink and range on opposite runs, tall storage at one end and no doors swinging into each other.

What's included

  • Needs and habits interviewWe go through who cooks, how often, what you store and what frustrates you now.

  • Cabinet and storage layoutA detailed cabinet plan with drawer stacks, corner solutions and tall storage.
  • Material selectionsSamples of cabinets, counters and tile reviewed together in your own light.

Materials and options

Galley layoutParallel counters with a center aisle; compact and quick to work in when planned right.
L-shaped layout with an islandThe most common plan in suburban homes: two walls of cabinets and an island for prep and seating.
U-shaped layoutThree walls of cabinets give the most counter and storage, as long as the opening stays wide enough.
Two-tone and wood accentsContrasting island or lower cabinets, a look that tends to age better than one-season trends.
Shaker and slab cabinet stylesShaker doors suit most homes; slab doors give a cleaner, modern look.

Kitchen Design & Layout Planning in a 1990s two-story colonial, Carol Stream

The site: a 1990s two-story colonial in Carol Stream. What we started with: golden-oak cabinets with oak soffits above, white Corian-style solid surface with a yellowed seam and black appliances. The main complaint was a kitchen closed off from the rest of the house. After: a new layout with an island, cabinets in light warm taupe, warm walnut butcher block counters and recessed lights and under-cabinet LED strips. The job covered layout options, appliance plan, plus material selections.

A Glendale Heights 1980s two-story: before and after

The site: a 1980s two-story in Glendale Heights. The kitchen as it was: white thermofoil cabinets peeling at the edges, oak trim, white ceramic tile with dark stained grout lines and white appliances. What bothered the owners most: a cramped layout and storage that didn't work. Finished kitchen: a new layout with an island, cabinets in terracotta, charcoal concrete-look quartz counters and a flush drum fixture and under-cabinet lights. On site this meant cabinet and storage layout, material selections, plus written, itemized estimate.

Kitchen Design & Layout Planning questions from Carol Stream homeowners

Can you design a condo kitchen?
We do. Condo plans start with the building's rules and fixed plumbing; we design around both.
How much space do I need for an island?
The island is the easy part; the aisles around it decide whether it works. We measure clearances to the counters, appliances and doors first.
Do I need drawings for a permit in Carol Stream?
When walls, plumbing, gas or wiring change, the village typically wants drawings with the permit application. We prepare them as part of the plan.
Do I choose appliances before the cabinets?
Yes. Appliance sizes and hookups decide the cabinet openings, so we settle the model list early in the design.
How much does kitchen design cost?
There's no flat answer without seeing the room. After measuring, we send a written estimate that lists the design work and the build separately.
Carol Stream building permit for kitchen design: where do I apply?
Permits go through Community Development Department, Building Permits & Inspections, phone (630) 871-6230. When your scope needs one, we prepare the application and schedule the inspections.
Can you do kitchen design in a Carol Stream condo?
Associations usually set rules for work hours, elevators, deliveries and insurance, and many require approval for plumbing, electrical or structural changes. We provide the certificate of insurance and follow the building's rules.
Do I need a permit for kitchen design in Carol Stream?
It depends on the scope. Carol Stream's rule in short: Permit required for most remodeling; exempt only if no structural change and no alteration or relocation of plumbing, heating or electrical; fixture swaps without piping changes are exempt. We handle the permit when one is needed with Community Development Department, Building Permits & Inspections.
Do you work in my part of Carol Stream?
Yes. Our crews work across Carol Stream — ZIP 60188 — and nearby Glendale Heights, Winfield, Bloomingdale.
