Kitchen problems we solve in Geneva

Most Geneva homeowners call us about one thing that bothers them every day: a cramped layout, worn-out cabinets or a dark, closed kitchen. We plan the whole room around how you cook, then handle cabinets, counters, flooring, lighting and the trades behind the walls.

Soffits above the cabinets

Soffits waste the top foot of the wall. We open them up, deal with any duct inside and run cabinets to the ceiling.

Tile counters and fluorescent box lights

Tile counters with stained grout and a fluorescent box overhead are two quick wins: new stone and flush LED lights.

Kitchen cut off from the family room

If you can't see the family room or the backyard from the sink, we look at opening a wall or moving the sink to a window or an island.

No counter space

When the coffee maker, toaster and mixer leave no room to work, we plan longer runs, a peninsula or an island and give small appliances their own home.

The kitchen is dark

A single center light and dark counters make cooking harder than it should be. We add recessed, pendant and under-cabinet lighting with dimmers.

No place to sit

An island or peninsula with a 12–15 inch overhang gives you stools for coffee and homework. We check the clearances so seating doesn't block the walkway.

Two people can't cook at once

When the sink, range and fridge sit in a line with no landing space, we rearrange the zones and widen the aisle to a comfortable 42 inches where the room allows.

Dated look

Orange oak, almond appliances, laminate with rolled edges, a fluorescent light box — we replace the finishes that date the room and keep anything still worth keeping.

What's included

  • Design and layoutMeasured drawings, 3D views and an appliance plan, so you see the kitchen before anything is ordered.
  • Demolition and protectionFloor protection, dust walls and daily cleanup; old cabinets, counters and debris hauled away.
  • CabinetsNew cabinet boxes and doors in the style you choose, leveled, anchored and adjusted.
  • Backsplash and tileTile backsplash with straight grout lines, finished edges and outlets brought out to the tile surface.
  • FlooringLuxury vinyl plank, porcelain tile or hardwood, tied into the rooms around the kitchen.
  • Plumbing and gasSink, faucet, dishwasher and ice-maker lines, plus gas line changes by licensed trades.
  • Drywall and paintWall repair after demolition, primer and paint on walls and ceiling.

Choices you'll make

Quartz countersConsistent color, no sealing and easy cleaning; keep hot pans on a trivet.
Luxury vinyl plankWaterproof, warm underfoot and forgiving on uneven subfloors — popular in busy kitchens.
Hardwood flooringRuns continuously from kitchen to living areas; can be sanded and refinished later.
Shaker cabinetsThe most requested door style: a flat center panel with a simple frame. Works painted or in wood.
Granite and quartziteEach slab is unique — pick yours at the yard. Periodic sealing keeps it stain resistant.

A Geneva 1980s two-story: before and after

This one is a 1980s two-story in Geneva. What we started with: white thermofoil cabinets peeling at the edges, oak trim, white ceramic tile with dark stained grout lines, oak parquet and a brass chandelier over the nook. The reason for the call: worn-out cabinets and a kitchen that no longer worked. After: cabinets in warm taupe with satin brass pulls, warm walnut butcher block counters, a gray beveled subway tile backsplash, light beige 18x18 porcelain tile flooring and recessed lights and under-cabinet LED strips. On site this meant design and layout, cabinets, plus flooring.

Before and after: a two-story colonial from the 1990s in Batavia

The site: a two-story colonial from the 1990s in Batavia. What we started with: honey-oak cathedral raised-panel cabinets with worn finish near the handles, brass knobs, almond laminate with a backsplash lip, beige sheet vinyl and a fluorescent box light in the ceiling. The reason for the call: a dated kitchen with worn surfaces everywhere. Finished kitchen: cabinets in pale sage with unlacquered brass knobs and cup pulls, charcoal concrete-look quartz counters, a terracotta-look square tile backsplash, light oak hardwood flooring and black cage pendants and slim recessed lights. The job covered cabinets, backsplash and tile, plus drywall and paint.

Kitchen Remodeling questions from Geneva homeowners

Is it worth keeping my 1990s layout?
If the layout works, keeping it lets the budget go to cabinets and counters. We suggest changes only where they pay off.
Can I keep my appliances?
Usually yes. We build the openings around them; if you plan to upgrade later, we can size openings for the new models now.
Can you remove a wall to open the kitchen?
Yes, after we confirm what the wall carries. Load-bearing walls need a beam sized by an engineer and a permit — we handle both.
Can we live at home during the remodel?
Yes. We contain the dust, keep a path clear and help set up a temporary kitchen so you can still make coffee and dinner.
How long will a remodeled kitchen last?
With quality boxes and proper installation, 20 years or more is normal for the main components.
Does kitchen remodel need a Geneva building permit, and who files it?
Permits go through Building & Zoning Division (Building Division), 109 James St., phone 630-262-0280. When your scope needs one, we prepare the application and schedule the inspections.
Can Geneva bulk pickup take my old appliance or cabinets?
Hauler LRS (customer service 844-633-3577); yard waste and bulk items require waste stickers. If you'd rather not deal with it, we haul old units and debris away.
Geneva plumbing code: who can do the plumbing for kitchen remodel?
Homeowner may do own plumbing only if owner-occupied; otherwise an Illinois licensed plumber with Letter of Intent, plumbing license and state contractor license. Our plumbing connections are made by licensed plumbers.
Do I need a Geneva-registered contractor for kitchen remodel?
None: the City does not have contractor registration (contractor name, address, phone and license numbers if required go on the application). We take care of that before work starts.
Do I need historic review for kitchen remodel in Geneva?
Geneva has locally reviewed areas, including Geneva Historic District and designated Historic Landmarks and historic Preservation Commission review required if exterior affected. Exterior changes there can need review; interior-only work usually does not. We check before anything changes on the outside.
Do I need a permit for kitchen remodel in Geneva?
It depends on the scope. Geneva's rule in short: A building permit is required before any construction or alteration; separate Kitchen Remodel permit form exists. We handle the permit when one is needed with Building & Zoning Division (Building Division), 109 James St..
Do you work in my part of Geneva?
Yes. Our crews work across Geneva, including Mill Creek — ZIP 60134, 60510 — and nearby Batavia, St. Charles, West Chicago.
